The ledger board
The connection where a deck attaches to the house is the single most common point of failure on an older deck. It fails because of water getting behind an unflashed ledger, not because of the fasteners. The damage is invisible from above. The deck looks fine right up until it isn't.
That's the first thing we look at on any deck repair call. If the ledger has been leaking, the framing behind it tells the story, and we open it up and show you.
A bouncy deck
A bouncy deck is usually a framing span issue, not loose boards. Replacing the surface boards on a deck with tired framing is money spent on the wrong half of the deck. We'll tell you when the framing is the problem.
